Why moss and green film always come back to the north side

Middle Tennessee homeowners often notice: the south side of the house stays clean for 18 months, but the north side is green again in 6. It's not the wash quality. It's physics.

Sunlight: South and west walls get direct afternoon sun, which dries surfaces quickly. Algae and mildew need moisture to grow. North walls stay damp longer after every rain and every dew.

Airflow: Landscaping and neighboring structures often block airflow on north walls. Stagnant humid air = perfect growing conditions.

• Trim trees and shrubs 12 inches away from the wall to allow airflow
• Redirect downspouts away from the north wall
• Clear mulch back so it's not touching the siding
• Ask for a stronger dwell on the north wall specifically during your wash

For heavily shaded homes: yes. I'll sometimes offer a "half-wash" — north and east walls only — at half price 12 months after a full wash. That extends the clean look on the visible walls (south, front) without doubling your cost.

If it's really bad, painting or replacing the north-side siding with an anti-microbial treated product is an option. But for most homes, better airflow + scheduled washing solves the problem.
