Soft washing vs. pressure washing
The two are related but they are not the same job. Most homes need both — one for the flat concrete, the other for basically everything else.
What pressure washing actually is
Pressure washing is high-force water — typically 1,500 to 4,000 PSI — usually paired with a rotating attachment called a surface cleaner on flat concrete. The physical force lifts embedded dirt, algae, tire marks, and general grime out of the pores of the concrete.
It's fast, visually satisfying, and it works. But that same force is what wrecks softer surfaces. High-pressure spray on vinyl siding can force water behind the panels, warp them, or blast the caulking out of window seams. On painted wood, it strips the paint. On brick, it erodes the mortar joints faster than weather would have.
What soft washing actually is
Soft washing is the opposite approach. Low pressure — usually under 500 PSI, closer to what comes out of a garden hose — combined with a diluted cleaning solution that's applied to the surface and given 5–10 minutes to dwell before being rinsed off.
The chemistry does the cleaning. The rinse just carries the dead algae and dissolved grime away. Because the mildew and algae are killed at the root, a soft wash typically lasts 12+ months before the growth comes back, versus a high-pressure blast that leaves spores behind for the next warm week.
The wrong method causes real damage
This is why the distinction matters. Every year I get calls from homeowners who rented a pressure washer, hit their vinyl siding with it, and now have panels that need to be replaced or water intrusion showing up as interior water stains months later.
The reverse also matters: a soft wash on a driveway with heavy tire marks or set-in oil just doesn't have the force to lift it. You need the mechanical action of a surface cleaner on concrete.
So which one do you need?
In practice, most house-wash appointments use both. Siding, gutters, soffits, and fascia get soft-washed. The driveway, walkway to the front door, and any paver patio get surface-cleaned. Decks get controlled low pressure (something in between). Chain-link fencing tolerates a straight pressure pass; wood fencing gets a wider tip and more distance.

Common misconceptions
A few things I hear regularly that are worth clearing up:
- 'Higher PSI means a better clean.' PSI is force. Force is the right tool for concrete and the wrong tool for almost everything else. A soft wash at 300 PSI with the right chemistry outperforms a 4,000 PSI blast on siding — and doesn't damage the panels.
- 'Soft washing is just a weaker pressure wash.' It's a different job. Different tips, different distances, different fluid path (a downstream or upstream injector to draw cleaning solution), and a dwell time that lets the chemistry work.
- 'The bleach in a soft-wash mix kills my plants.' A properly diluted mix — combined with pre- and post-rinsing landscaping — sits well below plant-damaging concentrations. What kills plants is a technician who skips the rinse or works from a jug of pool bleach.
- 'A rain will clean the algae off my siding.' Rain rinses loose dirt. It doesn't kill algae — the roots stay embedded in the surface and green up again in the next warm week. Only chemistry kills it at the root.
- 'One method is safer than the other.' Both are safe on the surfaces they're designed for and both cause damage on the wrong ones. The safe choice is matching method to material.

Common questions
Is soft washing less effective than pressure washing?+
It's less visually dramatic — you don't see chunks lifting off in real time. But because the cleaner kills algae and mildew at the root, the result typically lasts longer. On the surfaces soft washing is meant for, it's the more effective method.
Can I just use pressure washing on everything and turn the pressure down?+
Not really. A pressure washer at low PSI still delivers a concentrated stream that can drive water behind materials. Soft washing uses different tips, different distances, and a dwelling cleaning solution — turning the dial isn't a substitute.
How do I know if a company is actually soft washing my siding?+
Ask what tip they're using and how far off the surface they're spraying. A soft-wash setup is a low-pressure tip 3–5 feet from the siding, and the cleaner sits for a few minutes before rinsing. If they're 6 inches away with a narrow tip, that's not soft washing.
