Booking & scheduling
How do I get a price for my job?+
Send job details — and photos if you have them — through the quote form or by text to (931) 273-7915. I reply usually within a day with a range, and I confirm the final number on-site before starting any work. Quotes are always free with no obligation.
How soon can you come out?+
Usually within a week for Manchester and Tullahoma. I mostly work weekends and after school (4–8 PM weekdays), so specific-weekend requests should book 5–7 days ahead. Last-minute openings come up too — just ask.
Do I need to be home while you work?+
No — as long as I can reach an outdoor spigot and the areas I'm cleaning, you don't need to be around. I'll text before I start and send photos when I'm done.
Can I book more than one service at once?+
Absolutely — and I recommend it. Driveway + house + patio in the same visit is common and gets you a bundle discount, usually 10–15% off individual service prices.
What if it rains on my booking day?+
We reschedule at no cost. Soft-wash works best when the cleaner gets 20–30 minutes to dwell without rain, so an all-day forecast means we move it. Light overcast is fine and often ideal.
Do you work in winter?+
Yes, as long as the forecast is above freezing for at least 24 hours after the wash. I don't wash during a hard freeze — standing water on cold concrete can expand in cracks and cause micro-damage over time.
The job itself
What equipment do you use?+
A commercial electric pressure washer — quiet, no exhaust, but plenty of pressure to lift grime. Also a rotating surface cleaner for even results on flat concrete, plant-safe cleaning solutions from a professional supplier, and my own hoses. All you need to provide is a working outdoor spigot.
Do you supply water?+
I hook up to your outdoor spigot. Any working outdoor faucet with normal city pressure works — I bring the hose.
Are the chemicals safe for my plants and pets?+
The cleaners I use are formulated for exterior residential work and I dilute them further before application. Before spraying anywhere near landscaping, I wet the plants down and rinse them thoroughly afterward. Tell me about sensitive plants, koi ponds, or outdoor pets when you book so I can adjust the approach.
Will pressure washing damage my siding or deck?+
Not the way I do it. I soft-wash siding (low pressure, cleaning solution does the work) and use controlled pressure with the right tip on decks. High-pressure blasting on those surfaces is the wrong tool — that's what causes damage.
How long does a typical job take?+
Driveway (2-car): 60–90 minutes. House wash (small ranch): 2–3 hours. Full house + driveway combo: 3–4 hours. Deck: 60–90 minutes depending on size. I'll give you a realistic time window when I quote.
Do you clean gutters (scoop debris out)?+
I brighten the outside face of gutters (removes black streaks) as a $40 add-on. Full gutter cleaning — scooping leaves and debris from inside the gutter — isn't a service I offer. I'll refer you to a local person who does it right.
Do you clean roofs?+
No. Roof cleaning requires a specialized soft-wash setup and safety equipment I don't have. It's a specific-license type of job I'd rather refer out than do half-right.
Pricing & policies
Is there a minimum job charge?+
$75. That covers travel, setup, cleanup, and equipment upkeep so small jobs still make sense on both sides.
Do you charge for quotes?+
No. Quotes are always free. If we can't line up on price, no hard feelings and no charge.
Are you insured?+
Honest answer: no — Apex Pressure isn't currently insured or bonded. Every job is done by me personally, so I take extra care with your property and will make it right if something goes wrong. Happy to talk through anything you're worried about before we book.
How do I pay?+
Cash, Venmo, Cash App, or Zelle when the job is finished. I don't ask for money up front. Business checks accepted for larger jobs — ask when you book.
Do you offer discounts?+
Yes: (1) bundle discount for two or more services in the same visit, usually 10–15% off; (2) $25 referral credit when you send a neighbor who books; (3) small-town / rural pricing is the same as in-town Manchester — no location surcharge inside my primary area.
What areas do you serve?+
Primary: Manchester (37355) and Tullahoma (37388) — no travel fee. Extended: Hillsboro, Beechgrove, Normandy, Estill Springs, Wartrace, Summitville, Noah, Belvidere. Small travel fee may apply on extended-area jobs depending on schedule.
For rental owners & property managers
Can you handle turnover cleaning between rental guests?+
Yes. I can schedule recurring exterior cleans (spring + fall works for most vacation rentals) or one-off pre-turnover washes. I'll send itemized quotes and can meet property managers on weekday afternoons.
Do you work on multi-unit properties or HOA common areas?+
Yes for common-area exterior work — pool decks, clubhouse patios, entry signage. Send me the property details and I'll put together an itemized quote for board review.
Can you provide before/after photos for owner records?+
Yes — I take photos on every job and can send you the full set for your records or for tenant/buyer marketing.
Pressure washing terms explained
- Pressure washing
- Cleaning outdoor surfaces with pressurized water — typically 1,500 to 4,000 PSI — usually paired with a rotating surface cleaner on flat concrete.
- When to useBest for hard, non-porous surfaces like concrete driveways, walkways, and paver patios where high pressure removes ground-in dirt safely.
- LimitationsToo aggressive for siding, painted wood, brick mortar joints, and roofs — high pressure can strip paint, force water behind materials, or damage seals.
- Soft washing
- A low-pressure method (usually under 500 PSI) that uses a diluted cleaning solution to kill mildew, algae, and mold at the root, then rinses the surface clean.
- When to useThe right method for vinyl and hardboard siding, painted wood, brick, stucco, and any surface where high pressure would cause damage.
- LimitationsSlower to visibly clean than high-pressure work because the chemistry does the work — best paired with a 5–10 minute dwell time.
- Power washing
- Similar to pressure washing but uses heated water. In residential work the terms are used interchangeably; most homes never need heated water.
- When to useCommercial jobs with grease, oil, or gum — restaurants, gas stations, industrial floors.
- LimitationsNot offered on this route. Residential driveways, patios, and siding do not need heated water.
- House washing
- A full exterior soft-wash of a home's siding, soffits, fascia, gutters, trim, and doors using low pressure and a plant-safe cleaning solution.
- When to useOnce a year for most Middle Tennessee homes — twice a year for heavily shaded homes where algae grows back faster.
- Surface cleaning
- Cleaning flat concrete with a rotating attachment (a 'surface cleaner') that spins two high-pressure jets under a shroud, leaving no streaks or wand marks.
- When to useThe standard method for driveways, garage floors, sidewalks, and paver patios where even coverage matters.
- Concrete cleaning
- Removing dirt, algae, rust, and tannin stains from concrete using a pre-treatment plus a surface cleaner and post-rinse.
- When to useAny concrete driveway, walkway, patio, or garage apron that has darkened, streaked, or grown algae — most benefit from cleaning every 12–24 months.
