Realtors ask me to wash listing homes every week. Here's why they keep booking it — and what it's worth for a typical sale.

Curb appeal is real. When a buyer pulls up to a listing, they form an opinion in the first six seconds. Dirty siding, black gutter streaks, and a stained driveway all whisper "deferred maintenance" — which whispers "lowball offer."

What most listing agents recommend

The standard pre-listing wash covers:

  • Full house exterior (soft-wash siding, brighten gutters)
  • Driveway and front walkway
  • Front porch
  • Any visible fencing at the road
