The best time of year for a mildew treatment (it's not what you think)

Most people wait until they can see mildew before treating. That's backwards — here's when to actually book.

Homeowners tend to react: mildew visible = call for a wash. But the smartest customers I have are proactive — they book right before mildew season, not during.

The Middle Tennessee mildew calendar

  • March: dormant, but spores are everywhere
  • April–May: first flush; humidity + warmth kicks growth
  • June–August: peak growth on shaded walls
  • September: slows down as humidity drops
  • October–November: dormant again

The proactive move

Book a soft-wash in late April. The cleaning solution kills existing spores and provides some residual protection into early summer. By the time August humidity is peaking, your walls are still relatively clean.

The reactive move

Wait until you can see green. Now you're paying to remove established growth, and your neighbors have been staring at it for weeks.

Same price, different result

Interestingly, the price for a proactive wash and a reactive wash is the same. Same square footage, same solution, same time. The difference is what your house looks like for the 8 months between washes.
