When to pressure wash your home in Middle Tennessee
Pollen in spring, mildew in humid summers, leaf stains in fall — here's the schedule I actually recommend to my Manchester and Tullahoma neighbors.
Middle Tennessee gives your house a workout. Between the yellow pollen dust in spring, the humid mildew months, and the leaf tannin stains in fall, most homes around Manchester and Tullahoma need a wash once or twice a year to keep from looking dingy.
Here's the schedule I actually recommend to my neighbors — no upsell, just honest timing.
Late March through May — knock off the pollen
Pollen season around Coffee County is brutal. That yellow film coats your siding, your porch railings, and your driveway. Waiting until August means it's had all summer to bond with the surface — and the mildew has started using it as food.
A soft-wash in April or early May is the single best wash you'll do all year.
June through August — spot-treat mildew
Our humidity is what really eats siding. The north and shaded east sides of most houses in this area grow a light green or black film every summer.
You don't necessarily need the whole house done again — a targeted soft-wash on the shaded walls will keep things in check.
Late October through November — leaves and gutters
Once the maples and oaks drop, the tannin stains they leave on concrete are stubborn. If you're planning to seal your driveway or stain your deck, get it washed before that first hard freeze so it has time to dry.
This is also the right time to knock the black streaks off your gutter faces.
What I don't recommend
- Washing in a hard freeze. Water on cold concrete = tiny ice-cracks over time.
- Washing right before a big rain if you're doing siding — you want a couple of dry days for the treatment to work.
- Waiting more than a year between full washes. It costs more to remove mildew that's been growing for 18 months than to prevent it.
The easy version
If you only want to remember one thing: spring wash for pollen, fall wash for leaves and mildew. If your budget only fits one, do the spring one — everything else stays cleaner longer when you start clean.
