How I actually quote a pressure washing job

Wondering how the number I text you gets calculated? Here's my process — no mystery, no upsell.

A lot of pressure washing quotes feel like a used-car negotiation. I don't do that. Here's exactly how I get to your number.

Step 1: The measurements

I use Google satellite imagery (or a quick walk-around) to measure:

  • Wall square footage for house washing
  • Driveway and walkway square footage
  • Deck / patio square footage
  • Linear feet of fencing

Step 2: The condition

Photos help here. Light green mildew is standard rate. Heavy black mildew, moss, or embedded stains adds a condition multiplier (usually 20–40%).

Step 3: Access

If a house is on a steep lot, or if beds and shrubs are packed tight against the walls, prep time goes up. That's factored in.

Step 4: Add-ons

Gutter brightening, screen removal, garage floor, back patio — I quote each piece separately so you can pick and choose.

Step 5: The range

I always give a range, not a single number, because a real number requires eyes on the property. For 90% of jobs, the actual invoice lands in the middle of the quoted range.
