Choosing a pressure washing company: what to look for and what to skip

You're getting quotes. Here's what actually separates a good pressure washer from a bad one.

• Explains soft-wash vs. pressure wash based on your surface
• Uses the right method for each surface — soft-wash where it belongs, controlled pressure only where it's safe
• Has a real address or Google Business Profile with reviews
• Provides written quote with itemized services
• Shows before/after photos of their actual work (not stock)
• Answers texts within a few hours

• Requires large deposit before work
• Won't put quote in writing
• Only takes cash
• Vague on cleaning solutions or process

• Door-to-door solicitation ("we're in the neighborhood")
• Way-below-market pricing ($99 house wash)
• No insurance
• Wants full payment upfront
• Uses homeowner's water without asking

• Truck size / equipment brand (a serious solo op can outperform a big fleet)
• Age (many teenagers run tight operations; many old-timers cut corners)
• Fancy website (I've seen crappy pressure washing with slick websites)

1. "Do you carry liability insurance? Can I see a certificate?" 2. "What's the cleaning method for [my surface]?" 3. "How long do you warrant the work?"

Anyone hesitating on those three isn't ready for your business.

If mildew comes back within 90 days on any wall I washed, I re-wash that wall free. Simple, in writing on your invoice. Very few companies offer that in our area.
